FROM INSIDE
You can often spot the signs of a deteriorating roof from inside the home. Things to look out for include trails that indicate leaking, dark spots (which indicate water damage), or signs of light peaking through the roof. If you find just one sign of a leak, there’s a good chance your roof is in need of restoration.
However, if you notice several of the aforementioned problems, it’s highly likely your roof is in need of restoration if not a full replacement.
FROM OUTSIDE
Depending on your home’s design, you might require a ladder to get up and take a closer look at the roof. To be safe, avoid walking on a steep roof and be careful when walking across the roof.
Problems to look out for include:
- Loose or worn out materials around the pipes, chimney, vents, as well as other areas where the roof has been penetrated or sealed
- Signs of deterioration around the roof valleys
- Signs of moisture, mould or rot
- Worn or curled shingles
- Shingle granules scattered around the gutters (this indicates need for a shingle replacement)
- Any sign of wear or damage around downpipes or gutters
OTHER IMPORTANT THINGS TO LOOK OUT FOR
There are a host of other potential problems to notice. These include:
Sags: Any sign of sagging in your roof, either visible from the inside or out, should be met with repair. If sagging is noticeable, you might require an entire roof replacement. It’s vital that you have your roof inspected by professionals if there is any noticeable sagging.
Cracked or crumbling tiles: If you notice any signs of cracked or crumbling tiles, they require immediate restoration. Tile roofing is highly durable and very rarely needs restoration, but if you overlook individually broken tiles, water can seep in and the home’s timber can start to rot. This will create a much more expensive restoration.
Corrosion: Corrosion is a typical sign that water is gathering around the fasteners and metal fittings. If you notice signs of corrosion around your gutters or anywhere else that is close to metal, it’s vital to inspect it thoroughly. If you notice paint flaking around a corroded area, or you notice rotting timber, it’s important to replace the corroded fasteners and fittings before it becomes a much bigger problem.
